The family wanted to stay close enough to Windermere Prep while also keeping the drive to Clermont to around 30 minutes. That immediately ruled out many otherwise attractive homes.
Inventory was also limited. We toured approximately 25 homes across numerous Windermere communities before finding the right fit. We even missed out on another local property during the search. In hindsight, that proved to be a positive outcome because the home they eventually purchased suited their family much better.
How did we narrow the search?
As we viewed more homes, it became clear what truly mattered to them.
Beyond the obvious requirements, I learned the floor plans they preferred, how they wanted the living spaces to flow, and what features made a property feel like home.
One detail that stood out was how important the overall feeling of the house was. The wife placed a great deal of importance on the home’s atmosphere, and when we walked into this property, it immediately felt right. It also included an excellent upstairs space that suited their son perfectly.

The property attracted strong buyer interest.
Based on the demand, I recommended acting decisively rather than risking losing another home. In competitive parts of the Windermere market, waiting or submitting an aggressive low offer can mean missing the opportunity altogether.
The buyers agreed, submitted a full-price offer, and secured the property.
Were there any challenges after going under contract?
Yes, the inspection uncovered issues that needed to be addressed.
The sellers were initially reluctant to provide any credits or reductions, which made negotiations more challenging. We stayed firm throughout the process and successfully negotiated credits back to my buyers at closing.
