Home Selling Process
Ready to Sell Your Home in Windermere?
Selling a Home in Windermere?
If you are selling a home in Windermere because you are downsizing, moving up, relocating out of state, or selling a newer construction property, I help you prepare, market, and negotiate the sale with a hands-on approach.
I’m Andy Neal with The Agency FL. I have 26 years of real estate experience, including 10 years working in the Windermere area.
My role is not simply to put your property into the MLS. I work with you on how the home is presented, how it is priced, how it is promoted, and how potential buyers are handled throughout the process.
Who is this seller service for?
My clients include homeowners who are:
- Downsizing from their current home
- Moving into a larger home
- Relocating to another state
- Selling a newer construction home
- Deciding whether improvements are - worthwhile before selling
- Looking for professional marketing and negotiation on their behalf
Every property and seller situation is different, so I start by understanding the home, the seller's goals, and what the property needs before deciding how to take it to market.
What are the biggest challenges when selling a Windermere home?
One of the biggest mistakes I see is assuming that a home should be priced based simply on what another nearby property sold for.
Windermere homes can be very different from one another. The community, amenities, security, location, proximity to schools and highways, lot, finishes, condition, and other characteristics can all affect what buyers are willing to pay.
For example, a home in a community such as Keene's Pointe has access to features including a golf course, clubhouse, amenities, and security. Those differences matter when comparing it with a community that may have a gate but does not offer the same amenities.
The details can translate into thousands of dollars in difference when determining how a property should be positioned.
What should I do to prepare my home before selling?
The first thing I do is look at the property from the outside and then work through the interior.
I look at the overall appearance, whether anything needs repairing, whether the home is cluttered, whether painting would help, and whether there are improvements that could make the property more appealing.
We then compare the property with comparable homes in its current condition and consider how potential improvements could change its presentation and marketability.
I don't automatically recommend spending money. Sellers are understandably concerned about investing in improvements and not getting that money back.
In many cases, I recommend concentrating on the basics that have the biggest visual impact, particularly flooring and painting. These can make a home feel brighter and, visually, can make rooms feel larger.
Staging can also make a significant difference.
Should I remodel my kitchen before selling?
Not necessarily.
A new kitchen can add value, but I would not automatically advise a seller to undertake a major kitchen renovation before selling. Many buyers may prefer to choose their own kitchen design and finishes.
Sometimes a freshened-up kitchen, combined with appropriate paint and flooring, can make the home more appealing without asking the seller to undertake a major renovation.
The right decision depends on the property, the existing condition, the cost of the work, and how the home compares with competing properties.
What about flooring and finishes?
Buyers in the luxury market can be knowledgeable about the products and finishes used in a home.
For example, there can be a meaningful difference in how buyers perceive laminate flooring compared with hardwood or quality luxury vinyl.
The same applies to fixtures and other visible finishes. Simply spending money on an inexpensive product does not necessarily create the return a seller expects.
When I walk through a property, I look at those details as part of the overall presentation rather than assuming every improvement will produce the same return.
How do you market a Windermere property?
My marketing process goes well beyond putting a property into the MLS.
First, I make sure the home is clean and ready for photography. If staging is appropriate, I arrange staging before the photography and video are completed.
I then have professional photography and high-production video created for the property.
Once the marketing is ready, the property is launched through the MLS and major online property portals, including Zillow and Realtor.com.
But online exposure is only one part of the process.
I also personally reach out to local brokers and agents who have recently sold homes to find out whether they may have buyers who could be a fit for the property.
I arrange broker opens and use video and photography across YouTube and social media. I also share properties through real estate groups and my professional connections across the country, which can be particularly relevant when buyers are relocating.
What happens when buyers start showing interest?
I personally conduct accompanied showings.
During those showings, I focus on the features that can help a buyer understand what makes the property different, including:
- Upgrades
- Fixtures and recognizable brands
- The surrounding area
- Location compared to other homes for sale
- Natural sunlight
- Community amenities and characteristics
The level of activity after launch also helps determine what happens next. I pay attention to the interest the property is receiving rather than treating every listing as though it follows exactly the same path.
What local Windermere knowledge matters when selling?
I've worked in Windermere for 10 years, following 16 years of real estate experience in the UK, for a total of 26 years in the industry.
I study properties in the area daily.
That means looking beyond a simple geographic radius when comparing homes. I pay attention to which communities command higher premiums, whether a community is guard-gated, what amenities it offers, proximity to schools and highways, and other characteristics that can affect how buyers perceive a property.
Two homes that appear relatively close together can have very different selling considerations.
That local context is important when deciding how a property should be positioned and marketed.
What does the selling process look like?
1. We assess the property
We walk through the home together, looking at its exterior and interior presentation, repairs, clutter, paint, flooring, staging, and other potential improvements.
2. We review the market
I compare the property with relevant comparable homes and consider both its current condition and how potential improvements could affect its presentation.
3. We prepare the home
If appropriate, we arrange cleaning, staging, repairs, painting, flooring, or other preparation before photography.
4. We create the marketing
Professional photography and high-production video are prepared to showcase the property.
5. We launch the listing
The property goes to the MLS and major online property portals.
6. We actively promote it
I reach out to local agents and brokers, arrange a broker open, use YouTube and social media, and leverage my professional connections and real estate groups beyond the local market.
7. I conduct accompanied showings
I personally show the property and highlight its upgrades, fixtures, brands, location, sunlight, pool, and community features.
8. We evaluate the response
The level of interest from the market helps determine the next steps as we work toward an acceptable offer and closing.
What should I know before choosing a listing agent?
Not all agents have the same experience.
Some agents have more experience selling homes. Some sell more frequently than others. Some have different levels of marketing resources, professional networks, and local market knowledge.
The fee is only one part of the decision.
For a seller, I believe it is important to understand exactly what an agent will do to market the property, how they will represent you during negotiations, how well they know the local market, and what experience they can bring to the transaction.
My approach is based on 26 years in real estate, 10 years working in Windermere, active property study, professional marketing, personal broker and agent outreach, and hands-on involvement throughout the selling process.
Frequently Asked Questions
How much should I spend preparing my Windermere home for sale?
There is no universal number. I look at the property, compare it with competing homes, and consider whether the proposed work is likely to improve its presentation and marketability. Spending money does not guarantee that you will recover the cost.
Should I renovate before selling?
Not automatically. Some improvements can make a property more appealing, while others may not make financial sense. I look at the condition of the home, the competing properties, and the likely benefit before recommending that a seller spend money.
What improvements should I consider first?
In my experience, painting and flooring can make a significant visual difference. They can make a home look brighter and feel larger without requiring a major renovation.
Do you help sellers who are moving out of state?
Yes. Relocation is one of the seller situations I currently work with, and my professional connections with agents and buyers across the country can help broaden the property's exposure.
Do you work with sellers of new construction homes?
Yes. Selling a newer construction property can require a different marketing approach, particularly when buyers are comparing it with other new or recently built homes.
Do you personally handle showings?
Yes. I conduct accompanied showings and highlight the property's upgrades, fixtures, brands, location, sunlight, and community characteristics.
