Quick answer: what is Horizon West, FL?
Horizon West is a master-planned community of about 20,700 acres in southwest Orange County, just west of Windermere and north of Walt Disney World. Orange County adopted the plan in 1995, and it has grown from about 14,000 residents in 2010 to 58,101 at the 2020 Census. In August 2026, the median sale price was about $590,000 (Redfin). Most addresses are in Winter Garden (34787) or Windermere (34786).
If you're searching "Horizon West" because you've heard it's where much of west Orlando's new growth is happening, you've heard right. Over the last decade, Horizon West has gone from orange groves and open land to one of the most active home markets in Central Florida. In 2026 it gained a new regional park and a new library. As a Realtor who lives and works next door in Windermere, I get asked about it every week. Here is the straight, local guide: the villages, what homes cost, schools, commute times, and how it compares with Windermere.
Where is Horizon West, and how is it organized?
Horizon West sits in southwest Orange County, west of the Butler Chain of Lakes and Windermere, east of Lake County and directly north and west of Walt Disney World. The Florida Turnpike is to the north, and State Road 429 (the Western Beltway) runs along the western side.
What makes Horizon West different from most suburbs is that it was planned before it was built. Under Orange County's Horizon West Special Planning Area, the land is divided into walkable "villages," each with its own neighborhoods, schools, parks and shops, plus a central Town Center. The plan covers roughly 20,700 gross acres, about 11,850 of them developable. The main areas are:
- Lakeside Village: one of the earliest and most established areas, with mature landscaping and lake access in parts. It is home to several of the area's first neighborhoods.
- Bridgewater Village: in the northern part of Horizon West, close to Winter Garden and the Turnpike.
- Town Center (Hamlin): the commercial heart of Horizon West, with shops, restaurants, entertainment and offices around Lake Hancock, surrounded by Hamlin's neighborhoods.
- Village F, Village H and Village I: the newer, southern and western villages, where much of today's new construction is happening. Some of these villages extend toward Disney's western edge.
How much do homes cost in Horizon West?
According to Redfin's Horizon West market data, the median sale price in August 2026 was about $590,000, flat compared with a year earlier. Homes took a median of 42 days to sell, and sold for about 97.8% of their list price. That points to a balanced market: buyers have room to negotiate, and well-priced homes still sell steadily.
Prices vary widely by village, builder and lot. Approximate ranges you'll see in 2026:
- Townhomes: from the mid-$300,000s
- Single-family homes: mostly about $450,000 to $900,000
- Larger, lakefront and premium-lot homes: $1 million and up
Two costs buyers often miss: HOA dues and CDD assessments. Many Horizon West communities have both. A Community Development District (CDD) helps pay for roads, utilities and amenities, and the CDD assessment shows up on your property tax bill. Before you compare two homes, ask for the HOA dues and the CDD amount for each one. A cheaper list price with a high CDD can cost more each month than a slightly pricier home without one.

New construction vs. resale in Horizon West
Horizon West is one of the few places close to Windermere where you can still buy a brand-new home from a builder. New construction gives you modern floor plans, energy efficiency and builder warranties. Resale homes in established villages like Lakeside often come with mature trees, finished landscaping, window treatments and no wait for construction.
One tip from experience: the builder's sales agent works for the builder. Having your own agent with you on your first visit to a model costs you nothing in most cases, and it gives you someone on your side for upgrades, incentives, lot premiums and inspections. Many builders require your agent to be with you on that first visit, so bring us along from day one.
Schools serving Horizon West
Horizon West is served by Orange County Public Schools (OCPS). Its growth brought several new schools, including Windermere High School (opened 2017) and Horizon High School (opened 2021), plus a number of newer elementary and middle schools across the villages. School zones are drawn by street address, and they change as new schools open. Always check a specific address with the "Find My School" tool on the OCPS website before you make an offer, and confirm current ratings with the Florida Department of Education.
Parks, trails and things to do
Horizon West has become much more than a place to sleep between commutes:
- Horizon West Regional Park: a 215-acre county park on Hamlin Groves Trail. Phase 1A opened in February 2026 with a trail, an event pavilion and an inclusive playground. A splash pad, farmers market area and kayak launch are planned (Orange County).
- Horizon West Branch Library: a 20,000-square-foot Orange County Library System branch next to the park. It opened in October 2026 with a media lab, study rooms and an outdoor StoryWalk.
- Hamlin Town Center: restaurants, shopping, entertainment and waterfront dining on Lake Hancock.
- Trails and lakes: many villages connect through sidewalks and trails, and Windermere's Butler Chain of Lakes is a short drive away for boating.
Commute times from Horizon West

Horizon West vs. Windermere: which is right for you?
Many of my buyers look at both, because they sit side by side and share many schools and shops. The short version:
- Choose Horizon West if you want a newer home, new-construction options, community pools and amenities, and a lower entry price than central Windermere.
- Choose Windermere if you want larger lots, established neighborhoods, a historic small-town center, lakefront living on the Butler Chain, or guard-gated communities like Isleworth and Keene's Pointe.

Is Horizon West a good place to downsize?
Yes, for many people. Single-story floor plans, low-maintenance townhomes and villas, and walkable town centers make Horizon West popular with empty nesters moving out of larger Windermere homes. If that's you, my guide on how to downsize in Windermere walks through the timing and the numbers.
