Who built it
Park Square Homes built most of The Reserve, with custom builders on some of the lake and estate lots. Listings describe Mediterranean and Tuscan-style homes, many with barrel-tile roofs.
Phase 2, the largest plat, includes Lake Rhea Drive and part of Lake Whitney Drive; Phases 3 and 4 are on Delwick Drive, Longmeadow Way and Provincial Way.

Yes. It has a staffed gatehouse at the Maguire Road entrance, open 24 hours, and a separate gate for residents with key-card entry. Visitors and vendors are checked in at the gatehouse, usually with a driver's license. 2026 listings record it as "Gated Community - Guard."
02Where is The Reserve at Belmere?
In north Windermere (ZIP 34786), south of Roberson Road with its entrance on Maguire Road, in unincorporated Orange County. In a straight line it's about 2 miles from Windermere Town Hall, 7 miles from Magic Kingdom and 11 miles from downtown Orlando.
03Is The Reserve at Belmere the same as Belmere Village?
No. They're neighbors off Maguire Road but separate communities. The Reserve at Belmere has 359 homes on four plats around Lake Whitney and Lake Rhea; Belmere Village, with Whitney Isles, has about 397 homes, its own entrance and its own clubhouse and pool. Check the subdivision name on any listing.

No. The Town of Windermere lists Belmere among areas outside its limits, so homes pay unincorporated Orange County tax rates and use county services. The mailing address is still Windermere 34786. Check any parcel's "Municipality" field on the Property Appraiser's site.
06What lakes are in The Reserve at Belmere?
Lake Whitney, 40 acres, and Lake Rhea, 11 acres, plus about ten ponds. Neither lake is part of the Butler Chain of Lakes, so a dock here doesn't give boat access to the chain. Motorboats are allowed on Lake Whitney (Andy Neal, October 2026).

2026 listings show $203 or $241 a month, or $2,662 or $3,262 a year, about $2,400 to $3,300 a year in all; the median across eight listings was $211 a month. Dues include the 24-hour gate staff and recreation facilities. Confirm the exact figure on the estoppel certificate.
08How much do homes in The Reserve at Belmere cost?
Reported sales from 2024 to 2026 run from $913,000 (Delwick Drive, February 2025) to $1,999,900 (a lakefront home on Provincial Way, May 2025). On October 13, 2026, three homes were listed at $875,000 to $1.9 million, the highest on Lake Whitney.
09Does The Reserve at Belmere have a pool?
No community pool is listed. The amenities are a lakefront fitness building, a pier, dock, gazebo and boardwalk on Lake Whitney, tennis and basketball courts, a playground and a multipurpose field. Belmere Village next door has its own pool for its residents.
10Is there a CDD in The Reserve at Belmere?
No Community Development District appears on the Orange County parcel records for The Reserve, and none of the 2026 listings reviewed mentions one. A CDD would show as a separate line on the tax bill, so check the bill for the home you're buying.
