On paper it's two plats, Reserve at Lake Butler Sound and its Unit 2, with 213 homes and one vacant lot.

Yes. The entrance is on Bridge House Road at Chase Road, with a staffed gatehouse. Listings in October 2026 record it as "Gated Community - Guard", and their directions ask visitors to check in with the gate guard and show photo ID.

Two Unit 2 listings in October 2026 show $637 a month, about $7,644 a year. Dues are reported to cover the staffed gate, private roads and common grounds. No figure for The Reserve section was found, so ask for the current budget and the estoppel certificate before you sign.
06How big are the lots in Lake Butler Sound?
Home lots in The Reserve run from 0.85 to 4.78 acres, with a median of about 1 acre; one vacant lot is about 10 acres. In The Estates and Mediterranea they run from 0.34 to 0.90 acre, with medians of 0.54 and 0.42 acre (Orange County parcel data, October 2026).
07What have homes in Lake Butler Sound sold for?
Reported sales from 2024 to 2026 run from $1.25 million (Cartmel Lane, April 2025) to $6.2 million (Bridge House Road, September 2025). Four sales on Bridge House Road, in The Reserve, were between $4.7 million and $6.2 million. In October 2026, two homes were listed at $1.6 million and $2.39 million.
08Is Lake Butler Sound in the Town of Windermere?
No. Every parcel is in unincorporated Orange County, so county services and the county's unincorporated tax rates apply, not the Town's, and owners don't get Town boat-ramp passes. The mailing address is still Windermere 34786.
09Is there a public boat ramp near Lake Butler Sound?
Yes. R.D. Keene Park, 10900 Chase Road, is about 0.7 mile away in a straight line, with a ramp on Lake Isleworth. Boats with trailers pay $5 a day or $150 a year. Orange County's Lake Down Boat Ramp, 9619 Conroy Windermere Road, is also open to everyone.
10Does Lake Butler Sound have a pool or clubhouse?
No. A May 2026 community profile lists no pool, clubhouse, fitness center or tennis courts. The community has a park and playground, a pier residents can walk out on, a small garden area, large common open space, and private docks on The Reserve's lakefront lots.
