Can you still buy in Golden Oak?
Can you buy a new home in Golden Oak?
Not a new single-family home. Disney says single-family homes in Golden Oak's existing neighborhoods are sold out, with limited resales. The remaining new homes are the Four Seasons Private Residences at Florian Park, a completed condominium of 31 residences and 9 attached homes, with one of those left in September 2026.
Golden Oak in short

Notes from Andy.
When representing a buyer in Golden Oak, I look beyond the home itself, reviewing recent comparable sales, lot position and privacy, community fees, membership considerations and any restrictions that could affect how you use or improve the property. Before making an offer, I'll also assess how the home is positioned against current and recent Golden Oak inventory, helping you understand its true value and negotiate from an informed position.Andy Neal · REALTOR®, The Agency FL · #1 in Windermere, RealTrends Verified 2025 · FL Lic. Buying in Golden Oak, answered.
01How much do homes in Golden Oak cost?
Recorded single-family resales from October 2025 to September 2026 ranged from $4.3 million to $14 million in Orange County Property Appraiser records. On October 13, 2026, the active listings were Four Seasons condominium residences from $5.82 million to $15.5 million, and one single-family home was under contract at $8.795 million.
02Can I use my own real estate agent to buy in Golden Oak?
Yes. Disney's Golden Oak disclosures say "Broker participation welcome," and Golden Oak Realty has an agent registration form. County and MLS records show resales listed and sold by outside brokerages as well as Golden Oak Realty. To book a tour, Disney asks for proof of funds or a mortgage pre-approval.
03Do Golden Oak homeowners have to join the Golden Oak Club?
Yes. Disney states that each Golden Oak homeowner is required to be a member of the Golden Oak Club, and Florian Park owners must keep their membership too. Membership covers the Summerhouse clubhouse, Club Member Services and theme park transportation; some services cost extra.
04What are the HOA and club fees in Golden Oak?
Disney doesn't publish them. 2025–26 single-family listings show HOA fees of about $10,900 to $11,100 a year, and 2026 listings show a $24,010 annual club fee plus tax. Fees vary by home and phase, so confirm them in the HOA disclosure summary, estoppel and club documents.
05Can you buy a new home in Golden Oak?
Not a new single-family home: Disney says those are sold out in Golden Oak's existing neighborhoods, with limited resales. The remaining new inventory is the Four Seasons Private Residences at Florian Park, where Disney listed one boutique home as remaining in September 2026.
06What are property taxes in Golden Oak?
Golden Oak is in unincorporated Orange County, and its parcels carry 16.0306 mills on the 2026 roll, about $16,031 per $1 million of taxable value. One non-homestead home valued at $5.17 million shows gross 2026 taxes of $78,470. The Central Florida Tourism Oversight District doesn't tax these homes.
07What ZIP code is Golden Oak?
Golden Oak homes use ZIP 32836 with the postal city Orlando, according to Orange County Property Appraiser records, and MLS listings often show the city as "Golden Oak, FL". The community is inside Walt Disney World Resort but isn't in Lake Buena Vista's 32830 ZIP or either Disney city.
08Can you live in Golden Oak full time?
Yes. Golden Oak homes are privately owned houses and condominiums in unincorporated Orange County. An owner who makes one a permanent residence by January 1 can apply for Florida's homestead exemption by March 1. Owners can also use them as second homes, within the community's leasing rules.
09Can you rent out a home in Golden Oak?
Short-term rentals aren't permitted. Recent MLS listings show a minimum lease of six months (180 consecutive days), and one shows one to two years. Leasing may need association approval and a review fee, so check the recorded covenants for the specific home before you buy.
10Does buying a Golden Oak home include Disney theme park tickets?
No. Disney states that theme park admission isn't part of the home purchase and is sold separately. Club membership includes theme park transportation and Club Member Services, which can help with tickets, but tickets, park passes and many events are charged on top of club dues.
