Windermere is not just a market for eight-figure lakefront estates, most of the actual transaction volume is happening well under $1.5 million.

A median sale-to-list ratio of 96.9% is a healthy number. It tells sellers that homes priced correctly are landing close to asking price, not requiring steep concessions to get to the closing table. Several properties even closed above list price in June, a home on Algare Loop sold for $611,000 against a $585,000 ask (104.4% of list), and a Helmsley Circle home in Preston Square closed at 107.7% of list price.
At the same time, median days on market of 38 days shows that well-priced homes are still moving at a reasonable pace, not the frantic multiple-offer sprints of a few years ago, but not a stagnant market either. The spread is wide, though: some homes sold in a single day, while others sat for six months or more before closing. That spread usually comes down to one thing, pricing strategy from day one. Homes that linger past 90β100 days on market are almost always overpriced relative to what buyers are actually willing to pay, not a reflection of "the market being slow."
If you're considering listing, the takeaway is this: pricing to current comparable sales, not last year's numbers, and not what your neighbor "heard" someone got, is what determines whether you sell in three weeks or three months.
What This Means If You're Buying

Buyers are seeing steady inventory. With 50 active listings and 22 more under contract, there's real selection across price points, from condos and townhomes in the $300,000s in communities like Lakeside at Windermere, up through custom estates in Isleworth and Keene's Pointe priced well into the eight figures.
The sale-to-list data is useful here too. With homes closing at roughly 96β97% of list price on average, there is some room to negotiate, but it's modest. Lowball offers on well-priced, well-maintained homes are unlikely to get traction, especially on newer construction or golf-course and lakefront properties in gated communities, which continue to command strong interest.
If you've been waiting for a major price correction before buying, June's numbers don't really support that thesis. What they do support is that buyers with strong, well-prepared offers on realistically priced homes are closing deals, and often within five to six weeks of the home listing.
Neighborhood Spotlight: Keene's Pointe Stays Hot

One trend that jumps out in June's closed sales: Keene's Pointe was the single most active neighborhood by far, with more closed transactions there than any other community in the report, ranging from a $13,200,000 estate on Tibet Pointe Circle down to homes in the $950,000s. That kind of range within one gated community says a lot about Keene's Pointe's staying power: it offers everything from golf-course starter estates to some of the most significant homes in the entire Orlando area, and buyers are showing up for all of it.
Isleworth, Windermere Trails, Summerport, and Butler Bay also saw consistent activity, reinforcing that demand isn't limited to one price tier or one part of town, it's broad-based across the Windermere zip codes.
The Luxury Ceiling
At the very top of the market, the picture is more nuanced. The current most expensive active listing, an 18-acre estate on Windy Ridge Road listed at $30,000,000, has been on the market for 257 days. That's not necessarily a red flag for the overall market; ultra-luxury properties in this price bracket typically take longer to find the right buyer regardless of conditions. But it's a useful reminder that pricing strategy matters even more (arguably most) at the top of the market, where the buyer pool is inherently small.
