Every Line Item, Explained
1. Lender fees
If you're financing, expect origination, underwriting, and appraisal fees from your lender, typically 0.5% to 1% of the loan amount. This is the one bucket where shopping around actually saves you money; Florida doesn't regulate lender fees the way it regulates title insurance.
2. Title insurance
Florida is one of the few states where title insurance premiums are set by the state, not the market, so the price is the same at every title company for the same coverage. The promulgated rate is $5.75 per $1,000 of coverage on the first $100,000, then $5.00 per $1,000 from $100,000 up to $1 million (with the per-$1,000 rate stepping down further above that, relevant for a lot of Windermere's price points). Your lender will require a lender's title policy; you'll want to add an owner's policy for your own protection, which is a one-time premium at closing.
3. Florida's mortgage taxes — the part that surprises out-of-state buyers
Florida charges two taxes specifically on the mortgage, separate from anything tied to the sale price itself:
- Documentary stamp tax on the note: $0.35 per $100 borrowed
- Intangible tax on the mortgage: $0.002 per $1 borrowed (i.e., $2 per $1,000)
Together, that's about $5.50 per $1,000 financed. On a $700,000 loan, that's roughly $3,850. Buyers from states without an equivalent, which is most states, are usually caught off guard by this one, so it's worth budgeting for early rather than discovering it on the closing disclosure.
4. Prepaid insurance and escrow reserves
This is often the single largest bucket for a Windermere buyer, because Florida homeowners insurance costs are among the highest in the country, and a lot of our inventory includes older homes (1970s–1990s roofs and systems) where insurers price more conservatively. At closing you'll typically prepay a full year of homeowners insurance plus 2–3 months of escrow reserves for taxes and insurance. 5. HOA estoppel fees
Because so much of Windermere is HOA-governed, Keene's Pointe, Isleworth, Casabella, Waterstone, Summerport, and dozens more, you'll almost always see an estoppel fee ($100–$400) at closing. This covers the HOA confirming the seller's account is current before ownership transfers. 7. CDD assessments (a few Windermere communities only)
Most of established Windermere doesn't carry Community Development District debt, but a handful of newer developments do.
