If you’re considering downsizing from your home in Windermere, the biggest question usually isn’t simply “Can I sell my house?” It’s figuring out what comes next and how to make the two parts of the move work together.

Is It Time to Downsize Your Windermere Home?
Downsizing means different things to different homeowners. You may have raised a family in a larger Windermere home and no longer need the bedrooms or living space. You may be spending more time traveling and want a home that requires less maintenance. You may want to release some of the equity in your existing property, move closer to family or simply decide that the home that suited you ten or fifteen years ago no longer suits the way you live today.
And downsizing doesn’t necessarily mean moving into a small home.
For a Windermere homeowner, it could mean moving from a 6,000-square-foot property into a 3,000-square-foot home with a layout that works better for the next stage of life. It could mean leaving a large lot and pool for something easier to maintain. Or it could mean selling in Windermere and moving somewhere completely different.
The important question isn’t whether the next property meets somebody else’s definition of downsizing, it’s whether it makes more sense for the way you want to live now.
Where Do You Start When You Want to Downsize?
I normally recommend starting with your existing home rather than immediately searching for the next one.
Before you know what your options are, it helps to establish:
- What your Windermere home could realistically sell for
- How it compares with competing properties
- What I would recommend doing before listing
- How long you can reasonably allow for the sale
- What selling costs need to be considered
- What you want to achieve from the move
- Whether your next purchase depends financially on selling this property
Once we understand those pieces, we can start building a realistic plan. For some homeowners, that process confirms they’re ready to move. For others, it tells them they’re better off waiting. Either outcome is useful.
What Is My Windermere Home Worth?
For many downsizers, the value of the current home determines what becomes possible next.
I start with comparable sales, but Windermere homes can’t always be valued accurately by simply comparing price per square foot. Two properties of similar size can be very different depending on their community, lot, condition, upgrades, privacy, age, water frontage, golf frontage and overall setting.
A home in Keene’s Pointe may need to be evaluated differently from one in Lake Butler Sound, Isleworth, Waterstone or Windermere Town. Even within the same community, one home’s lot, view and condition can make it difficult to compare directly with another.
My home valuation process is designed to establish where your property realistically sits in the current market and what buyers are likely to compare it with. That gives us a starting point for the wider downsizing conversation.
Should I Renovate My Home Before Downsizing?
Not automatically. One of the easiest mistakes to make before selling a long-owned home is spending heavily on improvements without knowing whether buyers are likely to return that money in the purchase price.
I prefer to look at the property first. I generally pay particular attention to presentation, paint, landscaping and obvious maintenance items, as well as the condition of major components such as the roof, air-conditioning systems and water heaters. If something is likely to concern buyers or become an issue during an inspection, we should discuss it before the home goes on the market.
That doesn’t necessarily mean replacing everything. Sometimes making a repair makes sense. Sometimes obtaining information or quotes is sufficient. Sometimes the better decision is to price and sell the property in its current condition.The objective is to spend money where it is likely to improve your position, not renovate the home for the next owner.
What Should I Do With 10, 20 or 30 Years of Belongings?
This can be one of the biggest practical differences between downsizing and an ordinary move. If you’ve lived in a property for many years, you’re probably not just moving furniture from one house to another. You’re deciding what actually belongs in the next stage of your life.
I recommend starting earlier than you think you need to. Work through the home gradually and separate possessions into things you want to keep, things family members may want, items to sell or donate and things you simply no longer need. You don’t necessarily need to empty the house before putting it on the market. In fact, furniture can help buyers understand larger rooms. But reducing excess furniture and personal belongings can make rooms feel more spacious and help prospective buyers concentrate on the property rather than everything inside it.
The aim isn’t to erase your life from the home. It’s to present the home clearly while making your eventual move considerably easier.
Should I Sell My Windermere Home Before Buying My Next One?
This is probably the most important question for many downsizers. There isn’t one answer that works for everybody.
Selling First
Selling first can give you certainty over how much equity you have available and remove the risk of owning two properties for longer than expected. The disadvantage is that you may need temporary accommodation or have to arrange another solution if the right next home isn’t available when your current property closes.
Buying First
Buying first can make the physical move easier because you know exactly where you’re going before the current home is sold. However, you need to be comfortable financially if the Windermere property takes longer to sell than anticipated.
Coordinating the Sale and Purchase
In some situations we can try to coordinate the two transactions. That requires careful timing and depends on the terms available on both sides. It isn’t something I would promise can always be achieved. Before deciding, I want to understand your financial position, how marketable your existing home is, what you’re trying to purchase and how flexible you are about timing.
Then we can decide which strategy makes the most sense.
What If I Haven’t Found My Next Home Yet?
That’s normal. You don’t have to know exactly where you’re going before asking me to evaluate your existing home.
In fact, I would rather have that conversation early. If we establish that your current property is likely to sell within a certain range, you can start exploring your next options with a much clearer idea of your position.
We can also discuss what would happen if you found the right property earlier than expected or if your current home sold before you found somewhere you wanted to buy. The purpose of planning early is to reduce the number of decisions you have to make under pressure later.
Can You Help Me Buy the Next Home Too?

Your next home may need to solve completely different problems from your current one. Establishing those priorities before we start looking makes the search much more productive.
What If I’m Downsizing but Still Want a Luxury Home?
Downsizing and luxury are not opposites. Many of the homeowners I want to help aren’t looking for the cheapest or smallest property available. They’re looking for less house without compromising on quality. You may want fewer bedrooms but a better kitchen. Less square footage but a better location. A smaller lot but newer construction. Less maintenance but high-end finishes.
The goal isn’t necessarily to spend less. It’s to buy a home that better fits the next stage of your life.

Downsizing From a Luxury Home in Windermere
Selling a larger luxury home brings additional considerations. There may be fewer directly comparable properties, a smaller pool of potential buyers and individual features that have a significant effect on value.
The way the property is presented becomes particularly important. I look at what makes the home distinctive, who the likely buyer is and how we should position the property against the alternatives that buyer will also be considering. That can include professional photography, video, presentation and digital marketing, but good marketing begins before the cameras arrive. Pricing, preparation and understanding the likely buyer all come first.
Downsizing From a Waterfront Home
If your current property is waterfront, the lake and setting need to form part of the selling strategy. A buyer isn’t simply purchasing a house with water behind it. Views, frontage, privacy, access and the relationship between the outdoor spaces and the lake can all influence how buyers perceive the property. Those characteristics also need to be considered when establishing which sales are genuinely comparable to yours.
Downsizing From a Golf Community
If you’re selling within a golf community such as Keene’s Pointe or Isleworth, the home needs to be considered within the context of both the property and its location within the community. Golf views, privacy, lot position, amenities and the characteristics of the individual property can all affect how buyers compare it with other available homes. If you’re leaving the community because you no longer need the size of the home but still want golf or country-club living, we can also make that part of the criteria for your next search.

1. Understand Why You’re Considering Moving
First, I want to understand what’s prompting the move, where you might want to go and what concerns you most about making the transition.
